It's one of the questions we're asked more than any other.
Is self-building actually cheaper than buying a new-build home?
The honest answer? It can be.
We've worked with many self-build clients over the years, and for those who approach the project with sensible decisions and a realistic budget, it's often possible to create a bespoke home for around 20% less than buying a comparable new build property from a volume housebuilder. Of course, there are caveats.

Self-build doesn’t mean cheap, it means intentional
If you’ve always dreamed of a handcrafted kitchen, with stunning marble throughout and every luxury finish available, your budget will naturally need to stretch further. Self-build isn’t about building as cheaply as possible; it’s about choosing where every pound is invested.
One of the biggest financial advantages is that, in the UK, eligible self-builders can reclaim the VAT paid on most building materials and many associated services once the project is complete. That alone can make a significant difference to the overall cost of the build.
But for us, the biggest advantage isn’t simply saving money. It’s an opportunity tp spend on the things that genuinely improve how you live.
What you’re really buying with a typical new-build
When you buy a developer-built home, you’re buying something designed to appeal to thousands of buyers;
The kitchen has been chosen because it’s safe,
the flooring has been bought in bulk,
the bathroom tiles are selected because they’re universally acceptable,
the layout is designed to work for the average family.
Yet before you’ve even unpacked, you’re often thinking about replacing the flooring, remodelling the garden, changing the lighting or renovating rooms because they don’t quite feel like home.
With a self-build, those decisions are yours from the very beginning.
Design around your life, not someone else’s
Every family lives differently. Some clients want a spectacular kitchen because that’s where everyone gathers. Others would rather invest in floor-to-ceiling glazing to capture morning sunlight, creating brighter spaces that support wellbeing throughout the day.

For some, it’s a peaceful home office, a yoga studio, a gym or a quiet reading nook.
Others prioritise exceptional insulation, solar panels, air source heating or sustainable materials that will reduce running costs for decades to come.
There isn’t a right answer. There is only the answer that’s right for you. That’s the beauty of self-build. Instead of paying for someone else’s priorities, you’re investing in your own.
Better value isn’t always about paying less
Self-build isn’t always the cheapest option on paper. But when you consider that you’re creating a home that’s completely bespoke, carefully designed around your lifestyle, your family and your future, often for less than buying an equivalent developer home, it becomes a very different conversation. You’re not simply building a house.
You’re creating somewhere that supports slow mornings filled with natural light, adapts as your family grows, embraces sustainable technologies, reduces energy consumption and feels just as relevant twenty years from now as it does on the day you move in.
That’s value that’s difficult to put a price on.
