Hawkins Road sits at the heart of the Hythe, Colchester's regenerating riverside quarter on the east bank of the River Colne. Former industrial land here is fast becoming a lively waterside neighbourhood, with new homes and public riverside walks, and the site itself runs right down to the river, just 290 metres from Hythe station.

Planning permission is already in place for 42 apartments in a seven-storey building, complete with a new public riverside walk and cycleway. We're now exploring a bigger, greener vision for the site: The Hythe Rooftop, up to 88 stylish, professionally managed rental homes, each with its own balcony. Residents would share a rooftop yoga studio and deck, sauna, lounge, gym, café and co-working space, along with a riverside garden court and a roof garden beneath solar canopies. The concept is car-free, with an electric car club and a 108-space cycle hub instead of private parking, and 30% of homes would be let at affordable rents.

The Hythe is one of the best-connected spots in Colchester. Four trains an hour from Hythe station reach Colchester Town in four minutes and link to the mainline to London Liverpool Street. The University of Essex is a short walk or cycle along the river, and the town centre, Castle Park and the A12 are all close by.
